- A licensed locksmith will re-key your property prior to move in

- Money Management
- All monies from your property(s) go into an escrow account maintained for you
- All payments and cash flow statements will be electronically disbursed on the 5th - 10th of each month, depending on when rent is received
- Provide online portal for owners to log in and pull account information, financial information, notes and documents related to property(s) 24/7
- Provide Year End Cash Flow statements and 1099s for tax preparation

Fee Schedule
- Property Onboarding
$250 - Resident Placement Fee
100% of First Month’s Rent - Monthly Management Fee
8% ($100 minimum management fee) - Lease Renewal Fee
30% of One Month’s Rent ($600 maximum fee)
*Additional fees and charges may apply for International owners
Guarantees
- You pay no management fee if the tenant does not pay rent
- You pay a $85 management fee while property is vacant
- If your tenant defaults on lease and/or moves out prior to lease expiration*, we will replace the tenant free of charge.
- *Exceptions: If tenant moves out due to the following reason we still charge our normal procurement fee to replace the tenant: Military-ordered relocations, constructive evictions, and early termination on owner's part.

Woodstock Area Information

Although the first settlers called their new home Woodstock, the community would not become an official city until 1897. Postal service records show that a postmaster had been in Woodstock beginning in 1833. Historic documents show the establishment of churches in the area in the 1830s as migrations of pioneers came to the community to farm the land, producing for most of their needs. Early settlements sprung up around waterways, but as the railroad and train depot became a reality in 1879, the town centered around these landmarks.
Historic homes built a century ago line Main Street. Some are home to descendants of the original owners, while others have been renovated for thriving businesses.
