Fee Schedule

$250 - Resident Placement Fee
100% of First Month’s Rent - Monthly Management Fee
8% ($100 minimum management fee) - Lease Renewal Fee
30% of One Month’s Rent ($600 maximum fee)
*Additional fees and charges may apply for International owners
Guarantees
- You pay no management fee if the tenant does not pay rent
- You pay a $85 management fee while property is vacant
- If your tenant defaults on lease and/or moves out prior to lease expiration*, we will replace the tenant free of charge.
- *Exceptions: If tenant moves out due to the following reason we still charge our normal procurement fee to replace the tenant: Military-ordered relocations, constructive evictions, and early termination on owner's part.

Powder Springs Area Information
The town of Powder Springs was incorporated as Springville in 1838 in the lands of two Cherokee Indian leaders. Gold had been discovered in Georgia ten years earlier, and the first area settlers came to find gold. The settlers found little gold in the mines at Lost Mountain and off Brownsville Road. It was at about this time that the Cherokee people were forced off their land and marched to Oklahoma on the Trail of Tears.
The name Springville was changed to Powder Springs in 1859. The name was derived from the seven springs in the city limits.[5] The water in these springs contains some 26 minerals that turn the surrounding sand black like gunpowder – hence the name Gunpowder Springs.
