    • Our Marketing Specialist will advise on what it takes to make your home rent ready in today’s market.

  • Marketing the Property
    • Install a professional yard/window sign
    • Install lock box for easy showing
    • Post on top real estate rental websites to maximize exposure to your property
    • Answer lead calls 24/7 and return messages within 1 hour
    • Advise on whether asking rent should be adjusted based on market response

  • Screening the Applicant
    • Interview and meet prospect face-to-face
    • Pull credit report
    • Pull Eviction report
    • Verify bankruptcy information (if applicable)
    • Pull criminal history background
    • Check sex offender registry
    • Advise on whether asking rent should be adjusted based on market response
    • Verify employment and proof of income
    • Verify previous rental history

  • Move-In Procedures
    • A licensed locksmith will re-key your property prior to move in
    • Review and sign the lease and housekeeping documents
    • Perform Move-In Inspection
    • Collect Security Deposit
    • Turn over new keys to the new tenant

  • Money Management
    • All monies from your property(s) go into an escrow account maintained for you
    • All payments and cash flow statements will be electronically disbursed on the 5th - 10th of each month, depending on when rent is received
    • Provide online portal for owners to log in and pull account information, financial information, notes and documents related to property(s) 24/7
    • Provide Year End Cash Flow statements and 1099s for tax preparation
    • Uphold a strict and well-run rent collection policy and procedure

  • Tenant Management
    • Enforce the Terms of the Lease
    • Collect rent
    • Assess and collect late fees
    • Handle bounced/NSF checks
    • Handle eviction process
    • Handle HOA violations
    • Handle move-out inspections

  • Property Management
    • Handle all tenant calls regarding property
    • 24 hr Emergency service
    • Handle all maintenance issues
    • Hire and oversee pre-screened vendors and contractors
    • Scheduled monthly property drive-by's
    • Schedule and perform property inspection twice a year
    • Schedule and oversee Preventative Maintenance Actions
    • Oversee Termite Bond program

  • Money Management
    • Send out renewal paperwork 60 days prior to lease expiration
    • When the tenant renews, there is a 2-5% rent increase
    • Handle Negotiations between tenant and owner (if needed)
    • Provide an up-to-date rental market analysis (if needed)

Fee Schedule


  • Procurement Fee
    • One-time fee equivalent to first month's rent after new tenant moves in
    • No upfront fees

  • Monthly Management Fee
    • 10% if rent is under $1200
    • 9% if rent is between $1200 - $1349
    • 8% if rent is between $1350 - $1699
    • 7% if rent is between $1700 - $2999
    • 6% on any rent over $3,000

*Minimum fee is $75/month; Maximum fee is $200/month

*Additional fees and charges may apply for International owners

Guarantees


  1. You pay no management fee if the tenant does not pay rent
  2. You pay no management fee while property is vacant
  3. If your tenant defaults on lease and/or moves out prior to lease expiration*, we will replace the tenant free of charge.
  4. *Exceptions: If tenant moves out due to the following reason we still charge our normal procurement fee to replace the tenant: Military-ordered relocations, constructive evictions, and early termination on owner's part.

We will find/screen/place tenant for you. Then we turn everything over to you to do the management yourself.

    • We charge a one-time fee equivalent of 1st month's rent.
    • We can always do more than simply leasing of course, it is entirely up to you how much or how little you want to be involved. We will communicate and work alongside you to make sure things are done the way you want. If there is a certain service that you'd rather have us handle such as evictions or managing contractors, please let us know and we'd be happy to give you a proposal. You'd be pleasantly surprised at how affordable it is to have Skyline Properties take care of your headaches. Woodstock Area Information

Woodstock Property Managers

Although the first settlers called their new home Woodstock, the community would not become an official city until 1897. Postal service records show that a postmaster had been in Woodstock beginning in 1833. Historic documents show the establishment of churches in the area in the 1830s as migrations of pioneers came to the community to farm the land, producing for most of their needs. Early settlements sprung up around waterways, but as the railroad and train depot became a reality in 1879, the town centered around these landmarks.

Historic homes built a century ago line Main Street. Some are home to descendants of the original owners, while others have been renovated for thriving businesses.
